1) MINIMUM LETTING PERIOD AND PRICES
The minimum letting period is generally one week, from Saturday to Saturday. The letting prices are per week and per lodging. Prestige Italy reserves the right to modify the prices of the price list, in case of considerable fluctuation of the exchange rate.
2) ARRIVAL AND DEPARTURE
Arrival: Saturday between 4.00 p.m. and 7.00 p.m. unless a different agreement has been made in writing.
Departure: Saturday between 8.00 a.m. and 10.00 a.m.
Every change of arrival date and arrival time must be communicated to Prestige Italy at least 7 days in advance. In case of unavoidable delay of the arrival on Saturday, the holiday-maker must call the Prestige Italy Service or the key holder.
On arrival the client is obliged to show the keyholder the booking document as well as a valid passport or identity card for the registration of the tenants as required by law.
In the event that the owner cannot be found or if the client fails to arrive within the time period stipulated and has not communicated his delay Prestige Italy decline all responsibility.
3) DEPOSIT AND BALANCE DUE
A deposit of 40% of the total rental is required
The balance is due 45 days prior to the first rental period.
Confirmation and payment of the booking constitutes acceptance of the booking conditiones between Prestige Italy and the client. From that date the provisions of this agreement are in effect.
When the rental agreement is made 45 days before the start of the rental period, the entire balance must be paid to finalise the contract.
Failure to pay the balance of the rental (45 days before arrival) leads to automatic cancellation of the rental and the loss of the deposit.
Methods of payment and other payment details are in the booking documentation - that we will sent to you by e-mail.
Payments of deposit made by the client is not refundable in case of cancellation. Cancellations made less than 45 days before the rental are 100% non-refundable. We strongly urge you to purchase trip cancellation insurance, to cover all non-refundable costs of your trip.
In the event of cancellation on the part of the tenant, he/she will be entitled to reimbursement of the rental fee
4) EXTERNAL MAINTENANCE
The owner or his representative have free access to the property for essential maintenance purposes (garden, swimming pool, etc.).
Although prepared with care, the descriptions and photographs of the properties are indicative, and may be subject to alterations which will be communicated to the tenant at the time of confirmation. Prestige Italy does not accept responsibility for variations or modifications which have been made without its knowledge.
In the event of serious and substantiated unforeseen circumstances, Prestige Italy reserves the right to substitute the rented property with another of an equivalent level and quality. In the event of force majeure, Prestige Italy reserves the right to annul the contract and return the amount paid.
Clients must exercise care for the rented property and will be held responsible by the owner for any damage. Villa doors and windows must be closed and locked when guests are away from the villa.
Even in the case where the client must pay the final cleaning costs on the premises, the client is obliged to remove the rubbish and to leave the property in a decent state, otherwise there may be further cost deductions above and beyond those already owed.
6) DAMAGE DEPOSIT
The tenant is obliged to pay the damage deposit indicated in the rental confirmation, otherwise the owner of the property is entitled to refuse entry.
Please establish the checkout procedure with your host when you arrive.
Please check for the villa you rented the services included. On basis in the price is included hot water, linen, towels, electricity.
Any charges over the amount of the rental (utilities, telephone, cleaning, cooker and security deposits) are usually payable directly to the owner or representative, or in some cases to Prestige Italy.
8) NUMBER OF PERSONS/SUBSTITUTIONS
The number of persons (adults and children) must not exceed the number of sleeping places indicated in the property information except in the case of infants (less than 2 years old) for whom the client brings a travelling cot and the necessary linen. Exceptions are stated in the property description. Any substitution during the letting period is forbidden if not previously agreed upon.
9) LIVING THE VILLA
It's understood that the properties are not official tourist structures, such as hotels, residences, etc. but private houses. Being such, they do not have standards or categories recognized internationally; rather they reflect, in their architecture and furnishings, the local traditions and personal taste of the owner.
This is the kind of holiday that Prestige Italy is offering: to enter right into the culture of the area, living for a few weeks in the same surroundings as someone from the area. In order to experience this in the right spirit, it is important not only that you accept, but also that you know how to appreciate any differences in the properties, comparison with those where you normally live. On its part Prestige Italy has been careful to choose such properties using a minimum and maximum quality range within which it maintains that any citizen of Europe and indeed the world can find total satisfaction.
Clients of Prestige Italy, in all legal respects are directly responsible to the property owner, and the property owner is directly responsible to the client. Prestige Italy, assumes no responsibility or liability for any claims, damage, expenses or other financial loss, whether to person or property, arising from injury, accident, death, delay, alteration or inconvenience, by whatever cause, including airline scheduling, default, strike, terrorism, war, hostility, civil disturbance, quarantine, or resulting directly or indirectly from acts of God.
If the client finds that the property does not adhere to the description shown on the site www.italyprestige.com or finds anomalies or malfunctions that Prestige Italy does not know about, the client is obliged to let us know immediately at our offices on Tel. +39 0763 218 752 or e-mail at email@example.com, in order to obtain the necessary assistance. The client must also, after having informed us of the reasons during the rental period, send a registered letter with receipt advice, within ten working days of the clients return.
All clients should be covered with a travel insurance
12. LOW AND JURISDICTION
In the event of controversy arising from the booking and the letting, only the Courts of Law in Orvieto and the provisions of Italian Civil Law can deal with the matter and only Italian law applies. Making the booking implies that Prestige Italy General Conditions have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid or were invalid or if in this contract there should be a gap, the other conditions cannot be contested.
